The participation and management of neighborhood communities is not an easy task. When you live in a building or an urbanization, you have to know how to deal with the rest of the people with whom you share a community and, in some cases, meetings and owners' meetings can become a battlefield where everyone fights for their own interests. Conflict points in a residents' association

The most frequent conflicts in the community of owners have to do with accounting. Many times, the neighbors are not satisfied with the fees to be paid for common services or the spills that occur; however, there are other delicate details that also tend to generate discrepancies.

Although the Horizontal Property Law regulates all aspects related to residents' associations, each building has its own statutes. Therefore, it is essential to take both regulations into account. These are some key aspects to consider if you live in a residents' association.

The president of the community

Each community must have a president and whoever is elected must accept the office on a mandatory basis. He can only avoid exercising it if he alludes to important and verifiable reasons, such as incompatibility to carry out the position, illness or absence. The replacement must be requested from a judge. However, whoever takes over the post may not make decisions unilaterally but must follow the instructions of the owners' association.

For the correct management of residents' associations, it is essential to take out insurance. Why? Because in case of a problem, damage, etc. in the community, the insurance can cover the expenses (in whole or in part) without having to approve an expensive spillage.  An important point regarding insurance is that, as with practically everything, the decision to take it out must be a consensus among the neighbors.

The elevator

The elevator is another of the most delicate and controversial aspects that occur in neighborhood communities. It must be taken into account that the owners are obliged to contribute to the costs incurred by the maintenance and repair service of the different elements of the building, even if they do not use them. And this also implies the case of the elevator. However, many communities can establish in their statutes that ground floor and local owners do not pay, but this type of exclusion must also be approved unanimously by the board.

Spillage in the event of sale of the property

When it comes to reforms, repairs, improvements, etc., the residents' association approves the payment of a fee for such work. It is important that you know that this amount will be due to the owner of the property when the payment is due. Therefore, it is important that before buying a flat you find out if there are any approved spills to be collected in the future.

Without doubt, the clearer the rules are and the more all owners know about them, the less misunderstandings there will be and the easier it will be to manage the residents' association.
