Main steps to build your home

Building your home from scratch is a very exciting process... and at the same time complicated, as it needs to be done by professionals with a lot of dedication, analysing and planning every detail. Build your own house: where to start?

Budget and financing
The first essential step before starting to build your home is to be clear about how much budget you have available for it. To do this, it is advisable to have carried out a financial study and to have an estimate of the costs and the investment that needs to be made, depending on the price of the plot (if we have to buy it) and the basic characteristics of the home, such as the constructed area, the number of rooms and the optional equipment such as swimming pool, garage, home automation, etc.
Search and reserve the land
In case you don't have an own plot yet, you should first look for the appropriate one that suits your needs and has the requirements you are looking for, taking into account the budget set, location, weather and nearby services you may need. Once you have found the land, you should make sure that it is urban land, or alternatively developable, and that the desired project can be developed. To take the next step, we advise you to at least reserve the plot through a deposit contract, for which you will pay around 10% of the plot’s value until the signing of the purchase agreement at the notary.
Basic project
The next step in the process is to prepare the basic project, through which the house is shaped with the help of the architect. This is a particularly important step, as the architect you use will be in charge of shaping all your ideas, putting them into a plan and turning them into a three-dimensional representation of what your future home will look like. It's a very beautiful and exciting process!

Buying the land
Once it has been checked that the project is viable for the chosen land, it is time to sign the sale of the plot before a notary. In this way, and if we need bank financing for the execution of the home, the land can be used as a guarantee for the self-construction credit.
Execution project and building license
The next step is to draw up the execution project and present it to the corresponding town hall for the granting of the relevant building permit. This is an essential step and one that should not be omitted, as without this building permit you cannot start the construction.
Construction of the home
Since the building permit has been granted, as we indicated in the previous point, it is time to take the next step and start with the construction of the house! And, not only this... Remember also that the bank credit will also depend on obtaining this licence.
Handing over the keys
The construction of the house will go through all its phases, from the clearing of the land, earthworks, foundations, structure, insulation and installations... to the final finishing touches. Once everything is finished and the architect has signed the end of work certificate, everything will be ready to hand you over your home completely finished.
